The latest statewide report shows:

  • Home sales decreased 5.5% compared to May 2025.
  • New listings declined 5.0%.
  • The median home sales price increased 4.9%, rising from $305,000 to $320,000.

At first glance, those numbers may seem contradictory. Fewer homes are selling, yet prices continue to climb. In reality, these trends reflect a market that is finding balance rather than slowing dramatically.

Inventory remains relatively limited across many areas of Pennsylvania, helping support home values while giving buyers slightly more breathing room than they experienced during the highly competitive markets of the past few years.


What This Means for Home Sellers

Well-maintained, properly priced homes continue to attract motivated buyers. Although buyers have become more selective, demand remains strong for homes that are presented well and priced according to current market conditions.
